SCI EMIE has called upon the teams of IDEC GRAND SUD to design and build an office building in Saint-Clément-de-Rivière (34).This services building spans 1,580 m² and is one story high.Ibtissam, Project Engineer who will supervise the construction of this project with Aiman, Senior Project Engineer, explains it in detail.
Ibtissam joined IDEC GRAND SUD in February 2022 as a Project Engineer. After completing internships with leading real estate companies, she is now working on her first project and first worksite with IDEC GRAND SUD. “For this first project, I am mainly in charge of everything related to monitoring the progress of the work, the schedule and the financial supervision of the different companies based on how the construction is progressing” explains Ibtissam.
A new office building intended for leasing
SCI EMIE has entrusted the teams of IDEC GRAND SUD with the construction of a new office building on the same site where one of their buildings is already located. This project is intended to be leased to different tenants. “The single-story complex comprises 1,580 m², for a total of 46 offices with large openings” explains Ibtissam. Outdoor parking spaces are also provided, including 15 spaces for electric vehicles. This project will cover a total surface area of 5,054 m².
“The building is located on the edge of a forest, so we work with quite strict standards”
This building located in the heart of a rapidly developing business park north of Montpelier is situated next to a 100 hectare forest. “We have quite strict standards, particularly for all facade materials, which must be fireproof for fire safety reasons” explains Ibtissam. As this building shares a common wall with a school, the IDEC GRAND SUD teams have also set up a specific logistics schedule with supply times agreed with all those involved.
Work began in early February
After the property development contract was signed in mid-January, the work started at the beginning of February with the earthworks and the laying of the retaining walls, which were completed a few days ago. “We are currently building the foundations and have started the elevations” explains Ibtissam, “the first phase of the external works has been completed and the second phase to produce the external networks and road surfaces will start once the existing networks of the current building blocking the working area have been diverted”. The glazing work will start in August and the roofing work will start in September. Final delivery is slated for January 2023.
