GROUPE IDEC continues the transformation of the Nouveau Saint-Roch district in Montpellier (34) with its flagship project, ROCH PLAZA. Designed and built by IDEC GRAND SUD, and developed by GROUPE IDEC INVEST, this architectural complex follows a functional and sustainable approach, addressing the evolving needs of businesses and users.
Following the initial lease-up of several floors by BUREAUX&CO, the project has now reached a new key milestone: the fit-out of levels 1, 2, and 3 to accommodate SNCF offices. Zakaria, Site Manager at IDEC GRAND SUD, shares insights into the project’s progress.

A tailor-made fit-out for SNCF
The project consists of fitting out 1,700 sqm of office space across three levels, each dedicated to key SNCF departments.
Level R+1 (330 sqm)
- SNCF IMMO: Department responsible for managing SNCF’s real estate assets at regional level, including buildings, offices, and other properties.
- ATM: Supports employees in their internal mobility by assisting them with job opportunities within the company.
Level R+2 (800 sqm) – Local Operations Center (COP)
This department, part of the TER division, manages incidents affecting regional trains (TER) by mobilizing the necessary human and technical resources. Operating 24/7, it ensures real-time railway traffic regulation and implements immediate solutions in case of disruptions.
Level R+3 (570 sqm)
- APF (Payroll and Family Agencies): HR department dedicated to managing employee compensation and social benefits for railway staff.
- E-SNCF: Entity responsible for digital transformation, aimed at modernizing tools and digital services to enhance customer experience.
Thanks to these fit-outs, each department will benefit from optimized workspaces, enabling teams to efficiently carry out their essential missions for the smooth operation of the railway network.

This project is being carried out under an interior fit-out agreement. The project owner, GROUPE IDEC INVEST, has entrusted IDEC GRAND SUD with the works on behalf of SNCF.

Progress update
To date, IDEC GRAND SUD teams are finalizing the installation of drywall partitions. The next steps include the installation of ceiling frameworks and carpeting, scheduled around February 6. The project is progressing at a sustained pace to ensure delivery in line with SNCF’s requirements.
