A new joint venture between GROUPE IDEC INVEST and IDEC GRAND SUD
GROUPE IDEC INVEST, the investor of GROUPE IDEC, has acquired a plot of land in Montpelier (34) with the aim of creating a new office complex. 50% of the surface area of this project will be leased to BUREAUX & CO, in which GROUPE IDEC is an investor. This new program is the latest in a series of successful joint projects in Saint-Herblain and Cesson-Sévigné.
3 levels devoted to co-working
This six-story building with a basement level will have a total surface area of over 4,300 m². The ground floor will be home to a restaurant with terrace. BUREAUX & CO will lease the top three floors and will enjoy two landscaped terraces. IDEC GRAND SUD is also in charge of the layout of the spaces in accordance with the specifications of BUREAUX & CO. Work on this building began on January 24 and will run for 16 months.
Particularly well thought-out architecture
The teams’ main objective was to design a functional working tool, suited to requirements and combining comfort for users and clients. With its “L” shape, this building has efficient forms with varying heights, so that it blends perfectly into the Pierres Vives mixed development area. This inclusion is also achieved through the choice of materials and dominant colors, which are gold and charcoal gray.
A green complex
The entire project has been designed to attain BREEAM Good certification. Exterior insulation is fitted as well as sun shading systems to reduce the solar impact on the glazed areas. Tall windows also let natural light into the office spaces. The restaurant’s terrace will be decorated with a flower garden and a foliage-covered pergola and the terraces on the 6th floor will be decorated with potted plants.
Currently on the market
The first three levels are currently on the market with IMX REIM. IDEC GRAND SUD will deliver these three levels with an identical configuration: a washroom area and a divisible floor area that can be converted by the tenant.
